Önemli Nokta:
- Unlike standard UAE work visas that are tied to your employer, the Golden Visa grants self-sponsored residency for 5 or 10 years. You can change jobs, start a business, or take a sabbatical without losing your status, and you're exempt from the 180-day rule that cancels standard visas after six months abroad.
- While real estate investment (AED 2 million+) is the most popular route, you can also qualify as a skilled professional, an entrepreneur, a top student, or through public investments and new specialist categories like healthcare, education, and digital content creation.
- For a 10-year Golden Visa through the Dubai property route, expect to pay approximately AED 9,885–10,575 ($2,692–$2,879) for the primary applicant, plus around AED 5,774 ($1,573) per dependent. Additional fees include Emirates ID, medical tests, and DLD valuation charges. The biggest delay is caused by missing bank NOCs for mortgaged properties. Sort this out before you apply.
UAE Golden Visa: Eligibility, Benefits, and Costs from the Experts
More than 230,000 Golden Visas have now been issued across the UAE, and the question we hear most isn't "how do I get one?" but "do I actually qualify?"
After a decade of handling these applications, here's the honest answer: the Golden Visa isn't just another residence permit. It frees you from employer sponsorship and lets you stay for up to 10 years on your own terms.
In this guide, we'll walk you through exactly who qualifies, what you actually get, and how to avoid the pitfalls we've seen trip up otherwise strong applications.
Not: Tüm fiyatlar, yayınlandığı tarihteki piyasa kurlarına dayalı tahmini rakamlardır. Günlük döviz kuru dalgalanmaları ve olası banka havale ücretleri nedeniyle gerçek maliyetler değişiklik gösterebilir.
What is the UAE Golden Visa? Long-Term Residency Explained
Think of the UAE Golden Visa as a premium residency pass. It's a long-term, renewable residence visa valid for 5 or 10 years that lets you live, work, and study in the UAE without needing a local sponsor.
That's the game-changer: no employer breathing down your neck just to keep your visa valid. The program was introduced under Cabinet Resolution No. 56 of 2018 and substantially expanded through Cabinet Resolution No. 65 of 2022.
It's administered federally through ICP Smart Services, and in Dubai through the GDRFA, the two portals you'll apply to. The goal is clear: attract the best and brightest to build a knowledge-driven economy.
UAE Golden Visa Benefits: What You Actually Get
Here's what our clients consistently tell us are the biggest differences between holding a Golden Visa and a standard residence permit.
Freedom from the Employer Sponsorship Trap
This is the single biggest reason people apply. On a standard work visa, your residency dies with your employment contract. Lose your job, and you've got 30 days to find another role or leave.
With the Golden Visa, you hold self-sponsored residency, your status no longer depends on any employer. You can change jobs, start a business, or take a sabbatical without your visa hanging in the balance.
Can You Work or Start a Business on a Golden Visa?
Yes, Golden Visa holders can work, start a company in Dubai, or freelance without a local sponsor or employer.
You can change jobs or set up your own business at any time without affecting your residency, the same independence that makes the visa so valuable to entrepreneurs and consultants.
Family Sponsorship: No Minimum Salary Required
We've had clients in tears of relief over this one. Golden Visa holders can sponsor dependents on family visas: a spouse, children of any age, and even parents.
And unlike standard residence visas, there's no minimum salary requirement to sponsor family members.
Expert experience: A client with a 10-year Golden Visa wanted to sponsor his 26-year-old son. Under a standard visa, sons are usually limited to sponsorship until age 25, the Golden Visa removed that barrier entirely.
Can you sponsor your parents?
Yes, for up to 10 years, matching your visa's duration, with no salary threshold. You'll need proof of relationship, a dependency certificate, and valid health insurance for each parent.
What if the main holder dies?
Sponsored family members can remain in the UAE until their own permits expire, a protection standard that standard residence visas don't offer.
The 180-Day Rule, Cancelled
A property investor based in London was terrified of losing his UAE residency because he travelled constantly.
The standard rule cancels your visa after six months outside the country. Golden Visa holders are exempt. You can stay abroad as long as you want without losing your status.
Consular Support Abroad
In October 2025, the UAE launched dedicated consular services for Golden Visa holders: a 24/7 emergency hotline, inclusion in crisis evacuation plans, and an electronic return document issued in about 30 minutes if your passport is lost abroad. That's VIP treatment once reserved for citizens.
Who Qualifies for the UAE Golden Visa? Eligibility by Category
The application is usually straightforward once the documentation is right. Here's the quick view, with details below.

Real Estate Investors (10 Years)
This is the most popular residency-by-investment route we help clients with: you qualify if you own UAE property worth AED 2 million ($544,600) or more.
The 2026 update you need to know: the old requirement to have paid at least 50% upfront has been removed.
Mortgaged and off-plan properties now count, as long as the total value hits AED 2 million ($544,600). For mortgaged properties, you'll need a no-objection certificate (NOC) from your bank.
Can I get a Golden Visa by buying property in Dubai?
Yes, but confirm your DLD property valuation first, since eligibility is based on assessed value, not purchase price.
In Dubai, your individual share must independently reach AED 2 million ($544,600), married couples can combine shares, but unrelated co-owners cannot.
In Abu Dhabi, eligibility is based on equity rather than total value.
Skilled Professionals (10 Years)
If you earn well and have the qualifications, this could be your path. You'll need:
- A basic monthly salary of at least AED 30,000 ($8,169)
- A bachelor's degree or higher, attested by the Ministry of Education
- Employment in a MOHRE Level 1 or Level 2 occupation
Expert warning: This is a continuing condition. If your basic salary drops below AED 30,000 ($8,169) or your employment ends, the visa can be cancelled.
Expert experience: One client learned this the hard way after a restructuring cut his salary, we had to move him to another category to save his status.
Public Investment Holders (10 Years)
You can qualify with a deposit of at least AED 2 million ($544,600) in an approved UAE investment fund, company capital of at least AED 2 million ($544,600), or annual UAE corporate tax payments of at least AED 250,000 ($68,075).
Entrepreneurs (5 Years)
This 5-year visa is aimed at founders pairing an innovative or technical project with a UAE trade license and active company formation.
You'll need either a project valued at AED 500,000+ ($136,150+), verified by an auditor, or approval from an accredited incubator such as AREA 2071 (Dubai) or Hub71 (Abu Dhabi).
Outstanding Students and Graduates (5–10 Years)
High-school top achievers scoring 95% or higher qualify for a 5-year visa. University graduates from top institutions with a GPA of 3.5+ can get a 10-year visa, but must apply within two years of graduation.
New Categories Added in 2025–2026
The program keeps expanding. Recent additions include:
- Nurses with 15+ years of service in Dubai Health
- Teachers nominated through KHDA
- E-sports professionals (minimum age 25)
- Digital content creators
- Waqf (Islamic endowment) donors
How Long Does the Golden Visa Take to Process?
Once your documents are in order, standard processing runs roughly 5–30 working days, depending on category and emirate.
A missing bank NOC is the most common cause of delay. After approval, you complete a medical test and Emirates ID issuance before the permit is stamped.
Moreover, renewal isn't automatic, toward the end of your term, you re-verify that you still meet your category's conditions and repay the permit and Emirates ID fees, so review your status well before expiry.
UAE Golden Visa Cost in 2026: Fees Breakdown
We get asked about fees constantly. For the Dubai property-investor route, a 10-year visa runs approximately AED 9,885–10,575 ($2,692–$2,879) for the primary applicant:

Family sponsorship adds about AED 5,774.50 ($1,573) per dependent for the 10-year permit, plus a one-time AED 318.75 ($87) sponsor file-opening fee.
Expert tip: We've seen applications stall because the bank NOC for a mortgaged property wasn't ready. Sort that out before you start, bank turnaround runs from 24 hours to one week.
The Golden Visa and UAE Corporate Tax: What Business Owners Should Know
A Golden Visa gives you residency, but it does not exempt your business from UAE Corporate Tax.
Since June 2023, mainland and most free zone companies have fallen under the 9% Corporate Tax regime on taxable profits above AED 375,000 ($102,113), with small business relief available below that threshold.
If you qualify through the public investment route, note that AED 250,000 ($136,150) in annual corporate tax is itself one of the accepted eligibility paths.
Entrepreneurs setting up to support an application should plan for tax enrollment and annual filing from day one.
Business setup and tax experts help holders structure their company so that residency and compliance work together.
